Roofing in Los Angeles County
Los Angeles County is not one roofing market. A 1920s Spanish Colonial in Pasadena, a hillside custom home in La Cañada, a dense multifamily building in Glendale, and a coastal condo in Marina Del Rey fail in completely different ways and are governed by different rules. We work across all of it, and the first thing we do on any job here is establish which of those situations we are actually in.
Old housing stock means tile and underlayment work
Large parts of the San Gabriel Valley were built before 1940. Clay tile lasts 50 to 75 years and concrete tile 40 to 50, but the underlayment beneath fails at 20 to 25 — so the common situation is a roof that looks perfect from the street while the waterproofing under it is finished.
Historic districts add a review step
Pasadena and South Pasadena both maintain preservation ordinances, and street-visible exterior work in a designated district can require review before permits issue. Like-for-like replacement generally does not trigger it; changing roofing material generally does.
The City of LA has its own cool roof rules
The City of Los Angeles adopted cool roof requirements ahead of the state, applying to residential reroofing citywide rather than only in certain climate zones — which also covers LA neighborhoods like Sherman Oaks, Encino, Tarzana, and Brentwood, not just the urban core. LADWP customers may also qualify for a rebate — confirm current terms directly with LADWP.
Foothill communities carry wildfire requirements
Altadena, Sierra Madre, La Cañada Flintridge, Monrovia, Glendora, and the hillside parts of Glendale sit against the wildland interface. Fire-resistant assembly requirements apply in designated zones, and those zones changed in the 2025 CAL FIRE update. Verify your own parcel rather than assuming.
Every city permits differently
Glendale, Burbank, Pasadena, South Pasadena, San Marino, Beverly Hills, West Hollywood, San Dimas, La Verne, and Diamond Bar each run their own building department. Altadena, Marina Del Rey, and Ladera Heights are unincorporated, so they go through Los Angeles County. We confirm the process for your address before writing the estimate.
