How we find a leak
Water that gets past the roof covering lands on the deck and then goes wherever gravity and framing take it. It runs along the top of the sheathing, down the side of a rafter, along a ceiling joist, and drips at the first low point it reaches. That drip can be well away from the entry point, and on shallow framing it can be a long way away.
- Start inside. The attic tells you more than the roof does. Water staining on the sheathing, rusted nail shanks, and mineral tracks show where the water has been travelling, and those tracks run uphill to the source.
- Work the suspects, not the field. The overwhelming majority of residential leaks are at transitions and penetrations, not in the open field of the roof. We inspect flashings, valleys, wall intersections, and every penetration before assuming a covering failure.
- Open it up where it matters. On tile, that means lifting tiles to see the underlayment. On shingle, it can mean pulling a course to look at a flashing lap. You cannot diagnose an assembly you refuse to open.
- Water test when the answer is not obvious. Controlled, isolated, working from low to high, one area at a time, with someone watching inside. It is slow and it is the only honest way to confirm an ambiguous leak.
- Photograph everything and explain it. You get pictures of what we found and what we did about it. If we cannot explain why a repair will hold, it probably will not.
Where residential leaks actually come from
Flashing at walls and chimneys
Where the roof meets something vertical. Failed counterflashing on a masonry chimney and missing kick-out flashing at a roof-to-wall termination are two of the most common leaks we repair, and the second one rots the wall framing quietly for years.
Valleys
Valleys carry the volume from two planes. Old galvanized valley metal rusts through at the bottom third, debris dams water and pushes it sideways past the laps, and on tile roofs the valley is often the first place the underlayment gives out.
Penetrations
Plumbing vents, furnace and water-heater flues, bath fans, satellite mounts, and solar attachments. Rubber pipe-jack boots crack from UV long before the roof around them wears out - a genuinely common failure in Southern California sun.
Tile underlayment
Leaks with no broken tile in sight, showing only in wind-driven rain, and moving around between storms. Not a repair problem.Here is what is actually happening.
Low-slope sections
Porch roofs, additions, and flat-roofed mid-century houses. Ponding, split seams, blocked drains and scuppers, and details that would be forgiven on a steeper roof but are not here.
Wind and storm damage
Santa Ana events lift shingle tabs and slide tile. A roof can look unchanged from the street and still have a row of lifted or displaced material along a ridge or rake edge.
Repairs by roof type
Tile
Cracked and slipped tile replaced with matching stock, valley metal rebuilt, pipe jacks and headwall flashing redone, ridge and hip reset. Where the underlayment is still pliable, targeted repairs are good value and we will say so. Where it tears like paper in your hand, a repair is renting time - the right answer is alift-and-relay, and we will show you the felt rather than just telling you.
Architectural and composition shingle
Blown-off or damaged shingles replaced, exposed or backed-out nails addressed, wall and chimney flashing rebuilt, ridge vents and rake edges re-secured. Color matching on a weathered roof is never perfect and we will tell you what to expect before we start rather than after.
Low-slope and flat
Seam and membrane repairs, drain and scupper work, and re-flashing at curbs, parapets, and equipment. If a residential flat section is large enough and the substrate is sound, asilicone restoration can be a better answer than repeated patching - we are a Progressive Materials Certified Licensed Applicator, so we can issue the manufacturer warranty on that work directly.
Metal
Backed-out and worn fasteners, failed washers, panel end and transition details, and flashing at penetrations. On manufactured and mobile homes - common in Kern County and the foothill communities - the seams and the perimeter are where the trouble almost always is.
Water coming in right now

- Move what you can out from under it and get a bucket down.
- If a ceiling is bulging with trapped water, poke a small hole at the low point of the bulge and drain it into a bucket. A controlled hole beats a collapsed ceiling.
- Kill power to any circuit near the water and stay off wet ceilings.
- Photograph everything before you clean up - useful for insurance and useful for us.
- Do not get on a wet roof. Wet tile and wet composition shingle are extraordinarily slick, and this is how people get hurt.
We can dry the roof in or tarp it to stop the bleeding, then come back for a permanent repair once the weather allows.
Repair or replace
We will quote both when both are reasonable. Broadly:

If the honest answer is a repair, that is what we quote, even though the replacement is the bigger ticket. And if you already have a replacement bid from another licensed contractor, bring it - we match like-for-like scopes.
The best time to fix a roof is before it rains
Both of our markets are dry for most of the year and then get most of their rain in a short window. Kern County gets roughly seven inches a year, essentially all of it between November and March. Greater Los Angeles follows the same pattern, with atmospheric rivers delivering months of rain in a few days and Santa Ana winds driving it sideways.
The practical consequence is that damage accumulates invisibly through a long dry season, and then every roofer in the region is booked in the same two weeks. September through December is the right window for repairs,inspections,gutter work, andmaintenance. It is the same work at a calmer pace.

Common roof repair questions
The stain on my ceiling is in the living room. Is the hole in the roof right above it?
Usually not. Water enters the roof, then travels - along the top of the sheathing, down a rafter, across a ceiling joist - until it finds a low point to drip from. On low-slope framing it can move a surprising distance. Chasing the stain instead of the entry point is the single most common reason a repair does not hold.
Can you repair a roof in the rain?
We can make it safe and stop active water with an emergency dry-in or tarp, and that is often the right call mid-storm. A permanent repair generally needs a dry surface - sealants and adhesives will not bond properly to a wet roof, and putting them down anyway just means doing it twice.
Should I repair or replace?
It depends on the age of the waterproofing layer and how many separate problems there are. One flashing failure on an otherwise healthy roof is a repair. Multiple leaks in different areas, on a covering or underlayment near end of life, means you are buying time at a poor rate. We give you both numbers and our honest recommendation rather than only quoting the bigger job.
My tile roof leaks but no tiles are broken.
That is the signature of underlayment failure. The tile is not the waterproofing layer - the membrane under it is, and it has a much shorter lifespan. See our page on tile roof underlayment replacement for the full explanation and what the fix involves.
Do I need a permit for a roof repair?
Small repairs typically do not, but the threshold varies by city and a repair large enough to count as a partial reroof usually does. We tell you which side of the line your job falls on before we start, and we pull the permit when one is required.
Will my homeowners insurance cover it?
Policies generally cover sudden damage from a covered event - wind, a fallen limb - and generally exclude wear, age, and deferred maintenance. We document what we find with photos and write up the cause plainly, which is what an adjuster needs. We are not a public adjuster and we will not tell you a worn-out roof is storm damage.
How fast can you get out?
