The one most people get wrong

Your tile is fine. Your underlayment probably is not.

Clay tile runs 50 to 75 years and concrete tile 40 to 50. The felt underneath - the layer that is actually keeping water out of your house - is generally done around 20 to 25, and Southern California heat cycling does not help. The roof looks perfect from the street the entire time.

A large share of the tile housing stock in the San Gabriel Valley is at or past that window. If you have had a leak with no broken tile anywhere near it, that is the classic signature.

The roofs we work on

Clay and concrete tile

Dominant across the San Gabriel Valley - Spanish Colonial and Craftsman homes from before 1940, and mid-century tract tile after it. Tile roofs almost never fail because of the tile. They fail at the underlayment, at the valley metal, and at the ridge mortar. Our tile work is mostlylift-and-relay underlayment replacement and targeted flashing rebuilds.

Architectural and composition shingle

The workhorse in Kern County and on newer LA-area tract homes. Shingle roofs are straightforward to diagnose and cost-effective to replace, and manufacturer warranties on shingles include lifetime options. The failures we see are granule loss on sun-beaten slopes, nail pops, and flashing at wall intersections and chimneys.

Low-slope and flat sections

Porches, additions, patio covers, and mid-century flat-roofed houses. These are where residential leaks concentrate, because there is no slope to bail out a marginal detail. Ponding, failed seams, and drain and scupper problems are the usual causes. Where a flat section is large enough to be worth it, a silicone restoration system can be the better answer than a tear-off - we are aProgressive Materials Certified Licensed Applicator, which means we can issue the manufacturer warranty directly.

Metal

Standing seam and screw-down panel, including manufactured and mobile home roofs - a significant part of the housing stock in Kern County and the foothill communities. Long service life, but the fasteners, the panel ends, and the transitions are what need attention.

Two very different climates, two different roof problems

Greater Los Angeles and the San Gabriel Valley

Long dry stretches with intense UV, then atmospheric rivers that dump months of rain in a few days. Santa Ana winds drive rain sideways under tile and lift shingle edges. The dry season hides everything - a roof that has been failing quietly since May announces itself in the first real storm of the winter. Older housing stock adds two wrinkles we deal with constantly: skip sheathing under tile on pre-1940 homes, and design review requirements in cities with preservation ordinances when a street-visible roof material changes.

Kern County

Roughly seven inches of rain a year, essentially all of it between November and March, and brutal summer heat the rest of the time. Heat and UV do most of the damage here, on the roof covering and on anything asphalt-based underneath it. September through December is the right window for inspections, gutters, and repairs; by the time it is actually raining, everyone is calling at once.
